A joint project of Ayala Land Inc. and Leonio Land Holdings Inc., Alviera is now primed for build up by prospective locators, and poised to welcome driven individuals, families looking for safe spaces to raise children, and office workers eyeing fresh opportunities in Pampanga.

In this bustling estate, one can readily find a rich tapestry of possibilities as it features commercial hubs, business districts, industrial parks, university zones, retail centers, a country club, leisure areas, and residential neighborhoods clustered in four main districts.

To date, Ayala Land has initially invested P10 billion to develop over 430 ha of land to offer a diverse, complementary mix of uses. In the next five years, another P10 billion will be infused to develop 300 ha more, given the brisk take-up across all of Alviera’s offerings.

Now that this estate is fast taking shape, all the more investors are flocking by the droves to claim a valuable piece of this emerging center.

Alviera has sold more than 5,000 residential units in nine villages being developed by Ayala Land Premier, Alveo Land, and Avida Land. Four villages have been turned over to buyers while about 150 houses have already been built.

Those looking to diversify their property portfolio will have more investment options within Alviera’s planned central business district (CBD).

Launched last June was the A-Block Commercial hub, a walkable, green district near the 10-ha campus of Miriam College and the Alviera Country Club. Here, the prime commercial lots, with sizes up to 2,200 sqm, will offer businesses the right opportunity to tap the fast-growing Central Luzon market.

The 7-ha East Commercial Center, meanwhile, is 80 percent sold, with its first investors now enjoying a 10 percent compounded annual growth rate.

Even the Alviera industrial park is seeing positive take-up. Currently with three existing locators, the park will have 10 more companies which will generate more quality jobs and economic opportunities.

Holistic lifestyle needs in nature

To support these communities, commercial areas, and industrial parks, Alviera has set in place leisure facilities, pedestrian-friendly roads, and institutions to cater to the holistic lifestyle needs of its residents and locators.

The Alviera Country Club, bike trails, Sandbox, CityKart Karting Complex, the WCamp campsite, kiddie playgrounds, and Greenscapes are some of the outdoor attractions designed to cater to a wide range of interests. Soon, young families can also enjoy its upcoming destinations like an animal farm and pet play area. Add to those the pocket parks and breathtaking mountain views which allow you to feel closer to nature.

Growing families need not look further for their children’s education as Miriam College will offer face-to-face classes by 2024. Also in the works is the LaSalle Botanical Garden, which will house a Botanical Research Center, chapel, and themed gardens.

Colliers Philippines had noted a growing appetite for horizontal and even vertical projects in Pampanga.

“We see a more aggressive launch of new residential projects and sustained demand in Pampanga beyond 2022. Both national and local property developers will continue to capture demand in one of the most competitive markets in the Philippines,” Colliers had said.

Further enhancing the attractiveness of Pampanga are existing and upcoming infrastructure projects that can improve connectivity and reduce travel times. Besides the North Luzon Expressway, there’s also the NLEx-SLEx Connector, Central Luzon Expressway, and Clark International Airport expansion.
